Before Photo: the roof as it was before the project. The roof showed extensive signs of corrosion and the bolts heads were not waterproofed.

After Photo: the roof as it is now. The old washers and bolts have been replaced with Toms Waterproof Washer system. The rust areas have been mechanically scoured, and rust inhibiting primer applied. The roof was then given two coats of a bitumen aluminum protective coating. This roof will need to be maintained every 3 years. Maintenance entails the checking of every bolt and washer, refastening of the bolts where necessary, replacement of the bolt and washer where necessary, and application of one coat of bitumen aluminum paint. The paint must be reapplied every three years because it is a sacrificial coating and it wears over time.

The roof area where the main roof meets the deck. There were numerous issues with this section of roof. The support struts for the deck roof where installed through the main roof. This caused issues with waterproofing, and as a result, the roof leaked onto the ceilings on the inside deck area. The gutter was also too small. With the modification of the outside deck, a bulkhead was built to encapsulate the gutter. Tv’s were then installed on this bulkhead. The bulkhead had no protection from wind driven rain, and any rain blown into the bulkhead would then flood the bulkhead, as well as the outside deck, and ultimately affect the TV’s.

Some of the work done to rectify these issues. The individual upstands protruding through the roof were back flashed to the ridge of the roof. This is the best way to waterproof the protrusions as it provides us with a flat surface to work on. The contours of the profile of the roof sheeting make it very difficult for waterproofing to adhere to the roof, and often leaves gaps in the corners. I new larger gutter was installed in place of the old gutter, with additional outlets to minimize the risk of the gutter over filling. The cavity between the main roof and the deck roof was then sealed off using treated shutter board. This insures that only water flowing in the trough of the roof sheet could enter, and then flow into the gutter.

Another view of the same area. In the middle of the photo, two new galvanized iron roof sheets can be seen. There were two previous break in attempts that had left the existing roof sheeting badly damaged. We cut these sheets out and replaced them with new sheets.

The other side of the roof. Back flashing was installed at all the protrusions through the roof, at the chimney stack for the pizzeria and the toilet exhaust vents.

An addition that was made to the existing back flashing at the chimney on the deck to cover a damaged roof sheet.
